UNDER CONTRACT TIMELINE

Step One

Property Evaluation

The buyer is given one to two weeks to conduct inspections and submit repair requests for your review.

Step Two

Repair Discussions

After receiving the inspection report and the buyer’s repair requests, we’ll have 7 days to obtain quotes and respond. If no agreement is reached within that time, both parties will have 48 hours to resolve the issue or cancel the contract.

Step Three

Termite Inspection

As outlined in the contract, a Wood Destroying Insect inspection will be arranged on your behalf, and you’ll be notified once it’s scheduled. The inspection usually takes 30 minutes and costs between $40 and $80. If an active infestation is discovered, the seller is responsible for treatment and repairing any related damage.

Step Four

Appraisal Process

For financed offers, a licensed appraiser must conduct a visual inspection of the property, even if the buyer waived the appraisal results. During this visit, the appraiser will assess whether the home’s condition supports the agreed purchase price and loan amount. These inspections usually last 15 minutes to an hour, and the appraiser will then submit their findings to the buyer’s lender.

Step Five

Clear Title & Deed Signing

The settlement attorney will prepare the deed for the sale and address any liens or encumbrances found on the title. They will also coordinate the signing of the deed and other closing documents a few days before the closing date.

Step Six

Final Walk-Through & Move-Out

The buyer will conduct a walkthrough inspection one to two days before closing to verify repairs and assess the home’s overall condition. Ensure the property is clean and fully vacated for this inspection. We suggest leaving all keys in the kitchen for the buyer to collect during the final walk-through.
